Sabine Title Company is a Texas corporation serving the title insurance needs of Orange County, Texas, for over 50 years. Sabine Title has abstract records dating from 1852 when Orange County was created out of Jefferson County. These are the same records that are filed in the County Clerk's office in Orange County except that we arrange them in a geographical order rather than a chronological order, which enables us to concentrate on a specific chain of title more easily.
We specialize in escrow closings of residential and commercial properties, with an emphasis on writing title insurance on those properties. Based on our inspection and examination of the chain of title to a property, we determine whether that chain of title is insurable. The actual title insurance policy is written on the forms that the Texas Department of Insurance promulgates and is backed up by one of our underwriters (Stewart Title, Fidelity National, and First American Title), of which we are an agent.
We have many guaranty files on properties that have closed over the years. If we have a prior guaranty file on a property on which we receive a new order, then updating the title on that tract of land can be faster than if we had to start at the beginning of the chain. A prior guaranty file may also contain survey plats, tax information and tax certificates, closing statements that can be used in income tax calculations, and other documents, both original and copies, that typically make up one of our files.
